Indian cricket superstar Virat Kohli has officially handed over the General Power of Attorney (GPA) for his lavish Gurugram bungalow to his elder brother, Vikas Kohli. The luxurious residence, located in the upscale DLF City Phase-1, is estimated to be worth around ₹80 crore. According to sources close to the development, Kohli’s decision was purely practical and administrative.

As the cricketer currently resides in London with his wife, Anushka Sharma, and their two children, delegating authority to his brother allows for the smooth management and upkeep of the property in India. The GPA enables Vikas to oversee maintenance, handle transactions, or manage any legal and financial matters on Virat’s behalf — ensuring that all affairs are conducted without delays or bureaucratic hurdles.

A Power of Attorney (PoA) is a legal document that authorises one individual (the agent) to act on behalf of another (the principal) in matters related to property, finance, or legal issues.

This delegation can be broad or limited, depending on the type of PoA issued. For example, if someone is living abroad, granting a PoA allows a trusted person in India to manage property matters such as leasing, selling, or maintaining assets, all with full legal validity.

In India, there are primarily two types of Power of Attorney:

  • General Power of Attorney (GPA): Grants the agent wide-ranging authority over the principal’s financial, legal, and property-related affairs.
  • Special Power of Attorney (SPA): Restricts the authority to specific tasks, such as selling one property or handling a particular legal case.

To be legally valid, a PoA in India must be executed on non-judicial stamp paper worth ₹100, duly notarized, and signed by both the principal and the agent in the presence of two witnesses. The principal can revoke the PoA at any time, and it automatically becomes invalid in cases of death, bankruptcy, or mental incapacity of the principal, or upon completion of the assigned task.

Kohli’s move to assign property management rights to his brother mirrors a common trend among NRIs and high-profile individuals, ensuring that their Indian assets remain well-managed. With this decision, Kohli demonstrates a proactive approach to handling his high-value estate while focusing on his international commitments and family life abroad.
